OUR STEP BY STEP PROCESS..

To create the perfect home extension, loft conversion or renovation takes a series of all-important steps. You will be appointed a dedicated project manager from the Extension Pro team who will oversee and seemlessly guide you through each and every stage of the process outlined below..

1. DESIGN BRIEF 

Initially your dedicated project manager will have an informal discussion with you to get a firm grasp of what your property vision and requirements are. They will then ask you to complete a detailed design brief. This step gives us all the detail that allows us to design an extension or renovation project that fits your needs and budget!

2. MEASURED SURVEY 

Optional: If you don't have existing floor plans that you can provide us, or are not confident to measure for yourself, the next step is for us to visit your home and complete a detailed measured survey of your property as it currently stands. This survey is backed up by photographic evidence to help our designers understand the existing layout of the property.

3. DESIGN & PLAN DRAFTING

Once we know your brief, your budget and the measured survey has been completed, we can then get on with the design process! Our team of architectural designers will compile detailed CAD plans using the latest industry software in line with your vision and brief. These plans include existing, proposed, sections and roof plans at a minimum.

 4. DESIGN REVISION PROCESS

Once you receive your first draft plans, they may need a tweak or two before you're completely happy! This stage is where you can ask your designer to make the changes you require. Each service plan includes up to 2 design revisions as a minimum. This ensures you get the layout you're completely happy with before we proceed!

5. PLANNING PERMISSION

We'll assess your final design and advise whether it requires planning permission or not. If so, we will submit the final agreed plans to your local planning department on your behalf. Whats more, if any planning related issues crop up during the process, we’ll act as your agent and sort them out!

6. BUILDING REGULATIONS

Once planning permission is confirmed, you'll need detailed construction issue drawings in line with current building regulations. No worries here, we will draft a detailed building regulation specification for your build. We'll even submit this to building control on your behalf!

7. STRUCTURAL DESIGN

From beam sizes to specialist foundations, we’ll provide you with a full structural calculations document for your proposal. This is something that building control will require prior to commencement of works on site. Our team make sure you're completely prepared before construction starts!

8. FINANCE & BUDGET

We will provide you with a fully detailed cost breakdown for the build so you know where you stand. We can also assist you arrange funding through our alliance with some of the UK's leading lenders, so you're project can get underway without any initial financial burden!

9. CONSTRUCTION

Once the design, planning and building regulation boxes have all been ticked, we're ready to start your build on site! The entire process will be expertly managed by your own dedicated project manager! You'll be working with a team you already know and trust!
